Adding value to your property before selling

Selling an established home and need to find some more value?  Selling a property is a big thing for most of us.  For sellers, when the property has been your home, there are emotional ties and you won’t want to sell it for less than you feel it is worth to you.  For buyers, a property generally does not yet evoke those warm connections and it is all about the deal.

After location and position, the factual make up of the property and its condition will generally determine the market value.  No one wants to pay more for something than they believe it is worth.  There is often a disparity between the emotional worth of a property to a seller and the market value as determined by willing and financially able buyers.

It is often possible to create more value in a property.  This is where a fresh set of eyes can identify opportunities to make minor improvements that will return greatly on the investment required to carry them out.  A mini-makeover may be as simple as a coat of paint and a new set of curtains or blinds. Don’t underestimate the value of a partial kitchen renovation by simply replacing cupboard doors and installing a new bench top.

It is certainly true that kitchens and bathrooms sell homes.  In Queensland, outdoor entertaining spaces are up there on the list of influential spaces in a property.  You may be surprised at how little you have to spend, to make an impact on these spaces and help position your property ahead of its competition.

Lastly, styling and presentation is essential.  These may sound like fluffy words to some, but you think about it.  Would you want to pay top price for a second hand car, lets say a lovely BMW or Mercedes Benz, if it weren’t in pristine condition?  Would its brand and mechanical specifications be enough? Would you overlook the personal items on the passenger seat, the collection of fuel receipts in the glove box, the sports gear in the boot and the wash me finger painting on the back windscreen? Our guess is no.  Property is no different.  If your property is not styled to appeal to your likely target audience and presented in a clean, fresh, tidy and attractive way, you are unlikely to achieve the highest possible price.

Our pre-market strategy has resulted in clients achieving anywhere from $10,000 to $100,000 more than the property’s original appraisal price.
