Mini-Makeover Case Study – Belmont

This 4 bedroom, 2 bathroom home in Belmont, on 600m2 was appraised at $590,000 by three different real estate agents in 2013.  The property was 13 years old, with original kitchen and bathrooms but had been freshly painted throughout, had new high quality roller blinds installed and a new outdoor deck with sun shade added to the property in recent years.

Keryn arranged the following improvements:

  • Replaced 2 x original toilets with new china systems. Cost $1,200.
  • Engaged professionals to design and make over the kitchen.  The internals of half of the kitchen cupboards remained, the other half were built new.  The pantry was doubled in size, the servery bar removed, all new cupboard doors, new electric cooktop, splash back, double bowl contemporary sink and goose neck tap were installed, and the crowning glory, a wider than previous stone bench top added.  Total cost $10,000.
  • Engaged professional stylist to assist with staging the property for its target audience, a young family.  Cost included purchasing of new towels, cushions, feature chairs, rug, lamp etc. that have since moved on to a new home.

Pre-improvement appraisal: $ 590,000
Difference: $ 46,000
Less Improvement Costs: $ 11,200
